  • Are you licensed?

    Yes, we are licensed with the Commonwealth of Pennsylvania to work with consumers to sell, buy and manage properties.
  • Can I reach you after hours?

    We accommodate our clients that are in different time zones and different parts of the world by having after hours meetings using different technological platforms
  • Can you put the rents directly into my account?

    Yes. By using the latest technology and software tenants can pay online and we can transfer the money directly into any account that you may designate for rents.
  • Do I get to see the lease or sign it?

    Yes. We will provide you with a copy of our company lease for review but our Broker will handle the execution of all leases on a landlords behalf.
  • Do you sell real estate too?

    Yes. We have a team of Real Estate agents that are also trained in calculating CAP rates, cash flow analysis and assessing market values that are always watching for the latest deals for our owners.
  • How and when do I get my checks?

    Unless you prefer receiving a check, we do not mail out rents collected to our owners. We distribute landlord rents twice a month. Automatic payments will be sent to your bank account on the 10th and/or the 20th of each month.
  • How is rent collection handled?

    Tenants have many options to pay their rent. They can pay right online on their tenant portal with our management software at no charge. They can also mail money orders or drop them at our office in our secured lockbox. For those tenants who prefer to pay cash--they can pay at any CVS or 7-11 for a small fee that will credit their account.
  • How is rent collection handled?

    Our property managers will use several methods for handling past due rents. A phone call, text and or email will be sent to the tenant to communicate with them first to see why they have not yet paid their rent. At last resort, our property managers will make a visit to the property to collect if they are unable to reach a tenant.
  • How long of a lease do you sign?

    As the property owner, this is completely up to you. Our standard lease is for one year.
  • How much security deposit do you charge the tenant?

    A security deposit is determined by credit score, income and other risk factors. A minimum of one month is charged as a standard but sometimes up to two months will be charged to a tenant if warranted.
  • How soon can you start managing my property?

    We can onboard a property within about a weeks time with cooperation from you as a landlord/ property owner or your current property management company.
  • What type of properties do you manage?

    We manage a variety of properties from single family homes to multi unit apartment buildings in both urban and suburban areas. We also manage apartment complexes and commercial buildings.
  • What type of reports do I get and how often?

    As an owner/landlord you will have access to your online owner portal at all times. You will also get a reporting at the end of the fiscal year for your accountant of rents collected and your expenses.
  • Who holds the tenant security deposit?

    This is completely up to you as an owner/landlord. We have an escrow account set up specifically for security deposits if you would like for us to hold them.
  • Can you evict a tenant during the COVID Pandemic?

    We are constantly keeping up with the latest Federal, State and Local guidelines for evictions during this Pandemic. We offer many avenues to get tenants financial assistance to help them in making partial or full rent payments to prevent an eviction.
  • How will you handle maintenance for my property?

    We have full time skilled maintenance staff in house. We also have a complete list of qualified and insured vendors that we trust and have good working relationships with.
